    I am a person who likes to give reviews to those who really deserve them. Recently closed a transaction. Had a great pleasure to work with Kim, Nardia,Tamara. I was so impressed and satisfied with the fact that they are prompt in responding to emails - never letting you wait for days, and as a Broker in Real Estate I know how important is to me to have an answer for my clients right away. The ladies were very polite and never a moment of rudeness or unprofessional behavior. Polite over emails/calls - and this is such an important thing in our days.     Mrs. Grimaldi and her team have been exceptional. Their professionalism and diligent follow-up on our legal matters were impressive. They kept us on track with regular phone calls and emails. Meeting Mrs. Grimaldi in person was a profoundly positive and humble experience—it felt as if you were meeting with a close friend. She created a comfortable atmosphere, making it easy to discuss our plans and provided detailed explanations and thoughtful suggestions tailored for our family's best interests. Our process began with an intake session with her legal assistants to compile all the topics we wanted to address. Our initial Zoom meeting with Melinda allowed us to discuss the information gathered during intake and decide on the best course of action for our family. A second Zoom session was held to confirm all the details, ensuring accuracy in our plans. The final step was a visit to her beautifully decorated office where we met with Melinda one last time. She made the session very relaxed, thoroughly explaining all the possibilities and 'what-ifs.' She devoted ample time to us, and we never felt rushed. Her staff is outstanding—professional, responsive to emails, and always available to take calls. In an era where customer service can be elusive, it’s refreshing to find a professional office so dedicated to serving their clientele. They kept us well-informed throughout every step of the process including sending us the executed PDF documents via email so we could have them readily available if needed. Parking at her building was available and easy to find, even though it's located right in the center of Hollywood Blvd. The building is conveniently designed for easy access, allowing for a smooth entry and exit. Her office is in the North Tower side of the building, so if you park on the north side of the building, you can go straight to the elevators that lead directly to her office. If you are a newbie planning to legal planning you are in the right spot. I also highly recommend checking out her Facebook webinar; it was incredibly informative and led us to her services, I never felt the need to look elsewhere. Questions and Answers

Q: Who prepares the real estate contract or offer to purchase property?

A:

Generally, when buyers/sellers have Realtors, the Realtor will prepare the offer. One must be very aware that Realtor is not an attorney and cannot give legal advice. All that can be done by a Realtor is fill out the form contract. At Grimaldi Law Firm, we are happy to review the offer before it is signed to ensure that the buyer or seller is protected. This is a service that is included in the closing fee and provided at no additional cost. Occasionally, when there are no Realtors and the property is being sold "By Owner", a Real Estate Attorney can assist with preparing the offer.

Q: What is Title Insurance and do I really need it?

A:

Title Insurance is a form of indemnity insurance, which insures an owner or lender against financial loss from title defects, liens, encumbrances or other problems with the title of real property. It also covers losses and damages suffered if the title is unmarketable (or unsellable) or if there is no right of access to the land. The amount of coverage of your policy is usually the sale price of the property. Although most insurance policies are a contract where the insurer indemnifies or reimburses another party against possible specific types of loss at a future date (such as an accident or death), title insurance generally insures against losses caused by title problems that have occurred in past events. If you are purchasing with a loan, a lender title policy is required. Although an owner's policy is not required, it is HIGHLY recommended. The cost to add an owner's policy is very minimal.

Q: Should Sellers have their own representation at closing?

A:

Yes. Sellers should have their own representation. A seller's attorney will prepare the transfer documents, ensure the closing agent correctly prepare the closing statement, negotiate any amendments to the contract, and enforce the contract and deadlines for the seller to ensure the seller's interest is protected.

Q: What is the difference between a law firm and a title company when purchasing a property?

A:

Although both Title Company and Law Firms may act as a title agent, escrow agent and closing agent in a transaction, a Law Firm may represent the buyer or seller that hires them. A Law Firm can negotiate on behalf of that party and ensure that party is protected throughout the process rather being required to remain a neutral party when issues arise.
